Real estate investing is often organized around individual transactions — find a deal, raise capital, close, operate, exit, repeat. There is nothing inherently wrong with that model. But it isn't the model I want to build Hovis Capital around. Hovis Capital is being built as a permanent real estate investment company.
Capital matters. But capital isn't the investment thesis.
We don't want to raise money simply because money is available and then feel pressure to deploy it. We want to identify opportunities worth owning. Then determine the best way to capitalize them.
What does the opportunity require? Who is the right operator? What should the capital structure look like? What risks are we accepting? How are incentives aligned? Only then should capital formation enter the equation.
The evergreen fund is a capital formation mechanism. It isn't the identity of Hovis Capital. The investment company is.
